Landlord Services and Fee Structure

Fully Managed – 10% + vat (12% incl vat)

  • Marketing of your property on our own website, Facebook, Instagram and property portals that we subscribe to
  • Erect a To Let board at the property
  • Accompanied viewings
  • Pre-tenancy documentation, including right to rent checks, referencing and credit checks
  • Rent reviews and negotiations
  • Prepare tenancy agreements and required paperwork before tenancy commences
  • Carry out an inventory with full details and photographs
  • Register and place the deposit into the DPS
  • Rent collection, statements and arrears management
  • Management of routine repairs and maintenance
  • Carry out routine property inspections
  • Access to fully qualified, insured and vetted contractor panel
  • Property refurbishment advise
  • Manage annual and periodic safety inspections
  • End of tenancy ‘check out’ inspection
  • Negotiation regarding claims on the tenant’ deposit
  • Landlord portal to access statements and to review your properties

Rent Collection – 9% + vat (10.8% incl vat)

  • Pre-tenancy documentation, including right to rent checks, referencing and credit checks
  • Rent reviews and negotiations
  • Prepare tenancy agreements and required paperwork before tenancy commences
  • Rent collection, statements and arrears management
  • Landlord portal to access statements

Tenant find only – 1 full month rent incl vat with a minimum charge of £300 + vat (£360 incl vat)

    • Pre-tenancy documentation, including right to rent checks, referencing and credit checks
    • Prepare tenancy agreements and required paperwork before tenancy commences
    • Collect the first months rent, forward the balance less our fees
    • We would collect the bond and forward this to you once you have provided proof of bond registration (which must be done within 30 days of the tenancy start date)*

      *if this has not been done, we will register the bond and charge you a fee of £40 incl vat

Additional Fee’s (if applicable)

  • Renewal tenancy agreement - £60 incl vat
  • Additional property visits (at the landlord’s request) - £60 incl vat
  • Serving section 21 notice - £75 incl vat
  • Court attendance fee - £100 inc vat, per hour
  • Carry out an inventory with full details and photographs (incl in the fully managed package) - £100 incl vat
  • Register and place the deposit into the DPS (incl in the fully managed package) £40incl vat
  • End of tenancy ‘check out’ inspection (incl in fully managed package) £75 incl vat
  • Tenant’s purchase of the property. Fee due on completion of the sale - £895 incl vat
  • Withdrawal fee, if you advise that you do not wish to proceed with a tenancy after we have sourced a suitable tenant. - £300 incl vat
  • Vacant property management - £24 incl vat, per visit. The number of visits would be agreed between the landlord and Acquire Homes
  • Management take-over fee £60 incl vat per tenancy
  • Submission of Non-Resident Landlords receipts to HMRC - £24 incl vat
  • Fees for providing an Annual Income and Expenditure Schedule - £24 incl vat
